Terms and Conditions

I/We hereby appoint Absolute Gisborne to act as my/our agent and Property Manager (hereinafter called “the agent” on the terms and conditions set out below with respect to the property details and other matters referred to in the property details schedule (which schedule shall form part of this rental management agreement).

To advertise for tenants and to select the best applicant on merit and when necessary or appropriate to sign up guests and short term tenancy agreements (no more than three months) on my/our behalf.

Inspections – to complete a property inspection report at the beginning and end of each tenancy and to inspect the property at the stated inspection frequency and to make a written report of the inspection.

Rent – to collect rental payments as and when they fall due for payment.

Professional Cleaning – the guest/Absolute Gisborne will pay for professional cleaners at the end of each stay in the property.

Repairs – the owners will affect repairs to the rented property as and when these become necessary and manage any contractors according to the instructions below: All repairs in any emergency situation to protect the property will require my/our approval. If the quote or estimate of cost exceeds the monthly credit balance, then the owner agrees to lodge sufficient funds to the agent's account before work is undertaken.

Monthly accounting – to deduct any monies held to my/our credit, your proper charges and reimbursement for any monies spent on my/our account and send me/us the balance of any monies held by Absolute Gisborne to credit my/our bank account together with a financial statement, on the first working Monday of each month (where applicable).

Letting Fee – the Owner agrees to pay Absolute Gisborne a Letting Fee of 20% after costs of advertising the property (eg Airbnb) are deducted, as outlined in this agreement.

Cancellation Fee – whereby Absolute Gisborne has been instructed to take reservations on behalf of the Owner and the Owner subsequently cancels a reservation, the Owner agrees to pay any cancellation fee set out by the provider ( for example Air BnB) if applicable, and pay Absolute Gisborne a Cancellation Fee of $100.00 per booking per reservation cancelled.

Exclusivity – the Owner agrees that this agreement is exclusive to Absolute Gisborne and by entering into this agreement the owner agrees that the owner will not compete with Absolute Gisborne either personally or by appointing another agent to take any steps to do so. This agreement shall be for an initial fixed period which period shall be set out in this management agreement.

Terms of rentals shall be no longer than three months and no shorter than two nights. Deposits and Bonds will be collected according to length of stay.

I/We acknowledge that by entering into this agreement the Absolute Gisborne does not accept liability for damage done to the property by the tenant or any other person, nor does Absolute Gisborne accept liability for the tenant’s failure to carry out any terms of the tenancy agreement. Absolute Gisborne does not accept liability for any damage done by any contractor.

I/We as owner agree and warrant that I/We acknowledge that I/We have read and understood this management authority and that I/We have been supplied with a signed copy. This authority may be terminated by either party on one month’s notice in writing by either email or letter subject to there being no tenancies forthcoming.
